The Commercial Appraisal Department is responsible for identifying and assessing all taxable commercial property within Bernalillo County.

Commercial AppraisalThere are several duties that are conducted, such as field checks for building permits, property owner protest, property owner inquiries, and sales review. All properties that apply for a building permit are field checked to assess any contributory value added to the existing property or to assess a newly constructed building.

A protest can be filed after property owners receive their notice of value, if they do not agree with their values they may protest. Sales field checks are conducted after a commercial property changes ownership and the property will be assessed at current and correct (NMAC 3.6.5.23(C)) the year after the purchase.

Our main goal is to make sure properties are being assessed fairly and equitably so all information is correct before being sent to the Treasurer’s Office.
