New Homeowners

Congratulations on becoming a property owner in Bernalillo County. There are a few things we would like to inform you about on how we can best serve you to ensure fair and equitable property values for you. Please go through the checklist provided below.

Check our Property Search website to ensure you are listed as the owner of the property you purchased. If a change hasn’t been made and updated within 3 weeks, please send a copy of the deed to assessor@bernco.gov.

○ Please be sure that you verify that we have the proper mailing address on file so that you receive your Notice of Value and Tax Bill. Many times the deed that is recorded and sent to our office will have your previous address and this document is the only information our office receives to convey your property. It is the responsibility of the homeowner to notify our office of any mailing address changes during your ownership. This is very important as the correspondence we send has very important deadlines.

○ Know that unless you purchased your property in January or February, you will receive the property value for the current tax year from the previous owner. More than likely the previous owner has a value below market value due to the 3% cap increase limitation of residential properties. For more information on this, please see our brochure.

This means your value will be brought to current and correct market value next tax year, which should be close to what you purchased the property for assuming it was an arm’s length transaction. So remember that in the year that you purchased your property, that you will be paying property taxes based on the previous owners assessed value.

Deadlines to apply for these are 30 days from the mailing of the Notice of Value, which is around the end of April.

*Please note that the Bernalillo County Treasures office is responsible for issuing and collecting tax bills. Tax bills are mailed around November 1 with the first half being due November 10, and the second half being due May 10 of the next calendar year. Learn about the property tax saving programs available to you as a veteran or a surviving spouse. Two types of veterans' exemptions are available: Service related exemption which gives a $4,000 reduction in taxable value of the property. 100 percent disabled exemption that relieves the veteran of all property taxes owed on their primary residence.
